Tips for warehouse floor plans :

 

When you move walls around in a warehouse or add a showroom or a mezzanine, you need to consider the following building code and zoning-bylaw requirements:

 

q     Alteration to the mechanical(HVAC)system maybe required to service the new enclosed rooms

 

q     Number of washrooms may change for more occupant load

 

q     Size of the offices and showroom are regulated by the zoning-bylaw(Usually 30% of the floor area)

 

q     Size of the mezzanine is regulated by the building code and zoning by-laws

(Max 40% of the open area below for open mezzanines and Max 10% for the enclosed mezzanines)

Mezzanines are considered closed when there are partitions or subdividing walls higher than 1070mm above the mezzanine floor

 

q     The construction of the mezzanine is also regulated by the building code depending on the building classification
