If you have existing house drawings along with the site plan/survey, email them to us. If you do not have the original drawings then we will come out, take measurements of the house and discuss the location of the separate entrance.

 

If your basement is not at the backyard level and there is a need for a set of stairs from the basement to the grade, basement walk-up, we need to find out the zoning of the property and the minimum setbacks to the property lines to figure out the feasibility of the proposed location.

Tips:

q     Zoning by-law limits the location of the stairs. Combination of the zoning by-law and interior layout of the basement are the two main factors for designing the location of the separate entrance.

q     Underpinning is required for underground basements. By excavating the ground to reach the existing basement floor level, where the door will be, we will be exposing the existing footings to the cold air.

By underpinning we will extend the existing footing below the frost level to protect the existing foundation of the house from frost heave.

q     A floor drain is required for walk out stairs that are not enclosed. The floor drain shall be connected to storm sewer, sump pit or sanitary sewer in the building.
