If you have a load bearing wall that is in the way and you would like to remove it to open up the kitchen or the family room, you need to get a building permit.
A load bearing wall could be replaced by a wood or a steel beam and some posts. The transferred load to the posts shall be supported in the lower level and eventually transferred to the ground.
The local municipality requires to see the floor plans all the way from the roof to the basement floor to track down all the loads and ensure the safe transition.
If you have the existing house floor plans, email us a copy. If you don’t have the existing house floor plans, we will come out to measure the house and prepare the drawings to use for the changes.
In some cases ,where the is no information on the paper from the house structure, we have to open up some areas in the ceiling around the load bearing wall to analyze the existing structure and design a new beam for the load bearing wall’s replacement.
When you hire a contractor to remove the load bearing wall for you, always make sure that he/she would provide temporary support (shoring) for the floor above during the construction.
If you have your house drawings, including the structural information and you are not sure if a wall is load bearing or not, send us the drawings and we will help you to figure that out.
See the attached drawings for the stages involved with removing a load bearing wall.
