If you have existing house drawings along with the site plan/survey, email them to us. If you do not have the original drawings then we will come out and take measurements of the basement to design for the proposed finish basement.

 

If your basement is not at the backyard level and there is a need for a set of stairs from the basement to the grade, basement walk-up, we need to find out the zoning of the property and the minimum setbacks to the property lines to figure out the feasibility of the proposed location.

Tips:

q     Minimum insulation requirements for the basement walls are changed under the 2006 Ontario Building Code. For basement walls below grade, in. R12 insulation value is required.

q     Certain municipalities in Ontario do not allow for a kitchen or cooking facilities in the basements.wetbars maybe allowed.

q     Creating finished rooms like bedrooms, offices,… would required windows under the Ontario Building Code. We would design and calculate the required sizes for the windows.

q     Certain fire protection consideration shall be taken for finished basements, like Smoke Alarms, Carbon Monoxide Detectors or exit windows from the bedrooms.
